QUESTIONS ABOUT HEAVEN ONE VILLAGE
Among many possible destinations, founder Morris San chose Costa Rica after saying he received a sort of ‘calling’.
It is important to note that Costa Rica currently does not have an army, it is located very far from Europe making it one of the safest destinations in the world to live.
Costa Rica offers the possibility of living independently and autonomously and is the perfect place to build your PLAN B.
The project originated during the difficult times of 2020, when the world stopped, causing severe disruption to society.
It was created mainly to avoid an experience similar to that experienced during the coronavirus years.
If similar situations occur again, the project will serve to ensure that life can continue as before, even if outside there may be risks of global lockdowns perhaps due to wars, pandemics or economic crises.
In other words, external restrictions will not affect life inside a private property like that of Heaven One Village.
The Heaven One village is located in Costa Rica, exactly at the following coordinates:
- Latitude: 10°41’49.7″N
- Longitude: 84°30’54.8″W
The nearest town is SANTA ROSA DE POCOSOL, the region is San Carlos in the province of Alajuela.
The location of the land was chosen taking into consideration several factors including safety, natural resources and distances.
The village land was specially chosen in an area far from large cities in order to offer maximum freedom and security.
At the same time, it is clearly essential to be close to population centers, airports and borders.
For this reason the village is only 1 hour from La Fortuna’s national airport, ARENAL which can be reached from San Jose (Costa Rica’s international airport)
San Jose International Airport is a 2 hour 30 minute drive from the land. This travel time varies based on traffic.
There are 2 main routes to the ground from the airport and our team will be happy to help you choose the best and quickest route.

The land of 73 hectares is made up of approximately 40 hectares of woodland and 33 hectares which have been divided into 65 parcels.
Of these 65 parcels, 58 parcels are habitable and 7 are used as a commercial area.
The 58 habitable plots have a size of 5000 square meters each. Of these 5000 square meters it is possible to build up to 25%, the rest can be used to cultivate the land, as a free lawn, etc. More information here
Each parcel is equal to 5000 square meters, 53819.55 square foot.
Absolutely yes, the land will be registered in the name of one or more people.
The land will be 100% yours and you will be able to build as many homes as you deem appropriate in compliance with local laws.

Il progetto HEAVEN ONE è il primo villaggio off-grid in Costa Rica che è stato realizzato grazie al contributo iniziale dei propri soci ed investitori.
La quota di 12700 dollari è stata pagata per ogni singolo loggo da tutti i partecipanti al progetto ed ha permesso di portare avanti tutte le opere di costruzione, fornitura di acqua, elettricità, spianamento strade, pulizia del terreno, etc.
Il tuo terreno si troverà all’interno del villaggio che è composto da tutta una serie di parti comuni e da una serie di servizi indispensabili per la realizzazione del villaggio stesso.
Per questo motivo questo contributo è essenziale per far parte del progetto anche per rispetto di tutti i soci fondatori che hanno investito inizialmente questa somma.
L’intero importo verrà reinvestito in modo trasparente all’interno del villaggio per costruire strade, aree comuni e molto altro.
Yes, there is a monthly contribution of $100 per land to maintain the common areas of the village.
First of all it is important to specify that you will own 100% of your plot. So you can at any time sell it, rent it or do with it as you see fit.

Yes of course, you can come without problems, you just need to let us know in advance considering that Morris travels often and therefore must be agreed in advance.
Clearly, if your intention is to purchase land, we remind you that there is the possibility of blocking it directly from your country by paying only 2500 dollars. QUESTIONS: HOW TO BUY THE LAND
- Fill out the form REQUEST MORE INFORMATION
- You will receive the project brochure in PDF and we will answer your questions
- you will be provided with a list of specific lands for sale, with maps, etc.
- You will be able to block the land you have chosen by paying ONLY 2500 euros in advance
- You will have 45 days to complete the purchase procedure and pay the balance due. During this period you can decide to come to Costa Rica and view the land in person or proceed with the remote purchase.
- When you pay the balance you will be given the official contract certifying your ownership of the land. The land will be registered in your name at the “Cadastre of Costa Rica”

- to have time to do all the paperwork (45 days)
Upon signing the contract and paying the 2500 dollars advance, the land will be reserved for you and taken off the market.
From that moment you will have 45 days to complete all the purchase phases such as instructing your lawyer, preparing the funds for the payment of the balance, etc.
The balance payment will be made to Costa Rica and you will be asked to prove the legitimate origin of the money.
The controls are strict and that is why it takes time to complete payments. You will have to do the transfer to Costa Rica by going to your branch bank.
During this period you will also have the possibility at any time to come and visit the land in person. (the trip must be organized together with our London office which will give you all the information you need to reach us)

You will be able to choose different plot without any problems based on current availability. The price of the land may vary based on the location and characteristics.
For our part, we have created a formula that allows people to block the chosen land and be able to complete the bureaucratic part of the purchase calmly.
The deposit of 2500 dollars is non-refundable if the customer decides not to proceed with the purchase.
IMPORTANT: The money paid will not be lost and can be used as an advance to purchase another land later. The only thing to take into consideration is that the price for the land you choose is blocked for 45 days. Therefore it is possible that after 5-6 months the same or similar land has a higher market price.
Buying land in Costa Rica is exactly like buying land or property anywhere in the world.

QUESTIONS ABOUT COSTA RICA IN GENERAL
Absolutely yes.
Without your passport you will not be able to travel outside your country and therefore it is highly recommended that you apply for one as soon as possible.
Make sure your passport is valid and that the expiration date is at least 10 MONTHS from when you start your trip.

Therefore Italian and European citizens can stay in Costa Rica for 180 days without having to present any type of visa or residence permit.
As specified before, however, it is essential to have a valid, non-expired passport and the expiry date must be at least 10 months after the departure date of the trip.
