How much can be built on each plot of land in Costa Rica?
- The maximum total construction area of a single detached house up to 300.00 m², which can be built in one or two floors; the houses of agricultural workers and those agrotourism infrastructures associated with the agricultural activity carried out on the plot. The total sum of these areas will not exceed 10%.
- Other agricultural infrastructure as defined in this regulation.
Importantly, this 25% buildability allows for considerable flexibility in the design and use of space. Owners can decide to build a single large home or divide the building area to build multiple smaller homes on the same lot. However, the total sum of built-up areas must not exceed the 500 square meters permitted by law.
This legislation offers the possibility of developing different types of residential structures, which may include a main house, any guest houses, office structures, or spaces dedicated to laboratories or other activities. This flexibility allows the design of the lot to be adapted to the specific needs of the owners, promoting a personalized and sustainable lifestyle.
